Phase Inspections
Of
course home buyers want to know of any potentially hazardous situations
or needed repairs before investing in a new home. Knowing more about
the inner workings of a property can help a buyer negotiate a selling
price or elect for the seller to take care of the repairs before
the closing. It can also prove the worth of the property, i.e. the
asking price, if the house is in tip-top shape!
I perform home inspections for sellers to identify problems that
may slow the real estate transaction or reduce the sale price. Knowing
of problems before you place your house on the market can greatly
reduce the chance of the closing being delayed.
| I
use the Home Guide Reporting System and digital photos to describe
and document any problems observed at the property. My inspections
normally take 3 to 4 hours to complete, as that is the time
needed to do a complete and thorough inspection. I usually email
or deliver the report to the client within 24 hours. The report
is composed of eight sections: |
1. |
Structure |
5 |
Electrical |
| 2. |
Exterior
and Grounds |
6. |
Heating
and Cooling |
| 3. |
Roof
and Attic |
7. |
Appliances |
| 4. |
Plumbing
|
8. |
Interior |
